PUBLIC NOTICE TOWNSHIP OF FRANKLIN COUNTY OF GLOUCESTER STATE OF NEW JERSEY PLEASE TAKE NOTICE that the Franklin Township Planning Board will hold a hearing on November 18, 2025, beginning at 7:00 p.m. or as soon thereafter as the matter may be heard, in the Courtroom of the Franklin Township Municipal Building, 1571 Delsea Drive, Franklinville, New Jersey to consider an application for Preliminary and Final Site Plan approval for Plains Farm LLC involving property located on Delsea Drive in the Highway Commercial Zone and designated as Tax Block 1306, Lot 34 on the official tax map of Franklin Township. The application requests the following design waivers or variances: a) to reduce the depth of the buffer and easement adjacent to a QFarm use from the required 100 feet to 25 feet, and b) for relief from providing designated commercial unloading spaces per code section 253-93.C, and c) for relief from providing sidewalk along Delsea Drive; and d) for a determination that a landscape buffer strip to adjacent residential uses of 25 feet is sufficient where 25 to 50 feet is required "depending on the proposed use"; and e) to permit a flat building facade of 140 feet without adding projections or recesses where 100 feet is the maximum allowed; and f) to permit pre-fabricated metal panels for the primary building faade, which are prohibited by code section 253-138.H(4), plus any other variance or waiver the Board may deem necessary to give full effect to the application. Copies of the application and all documents, maps or other papers filed in connection with this application are on file in the Planning and Zoning Office in the Township Municipal Building and are available for inspection during the Township's regular business hours. Interested parties may appear in person or by agent or attorney at the hearing on this matter and participate therein in accordance with the Rules and Regulations of the Planning Board. Tara L.
