This department provides advice and direction on a wide variety of land use issues, from preparing a property for subdivision and development and adjusting lot lines to processing requests for use and density variances.

Meetings: Third Tuesday of each month at 7:00pm in the Town Hall courtroom

The Planning Board is responsible for developing the Township Master Plan; reviewing subdivisions and site plans; establishing the Official Map; administering the Township’s Zoning Ordinance, and approving variances and building permits in conjunction with subdivision, site plan and conditional use applications.

The Board consists of nine members with two alternates, in specific membership classes as designated in New Jersey law.

The Zoning Board is responsible for hearing appeals of decisions made by the Zoning Officer; hearing and deciding on interpretations of the Zoning Map or zoning articles of the Land Use Ordinance; granting variances of a strict application of the Land Use Ordinance; and granting variances for uses or structures in districts restricted against such structure or use. The Board consists of seven members with two alternates.
